10 Steps to Selling your Property

  • Choose Your Agent:  It’s very important to choose the right agent, one who will help guide you through the process, while looking after your best interests to ensure the highest sale price.  Here at Elders Shellharbour you are our number 1 !
  • Contract of Sale: Contact your solicitor or conveyancer and request at Contract of Sale.
  • Select a Method of Sale: A skilled agent should speak to you about the options for Auction or Private Treaty, length of campaign and price guide.
  • Marketing Campaign: An important part of an effective campaign is to get the marketing correct.  A great agent will give you options and recommendations based on your property and reaching the target buyers both locally and out of area.  The Sydney market is certainly high on our priority list.
  • Photography Shoot: The photographer will visit your property with the agent and take professional photos.  Preparation of your property is very important.  Don’t stress this is another area we guide you through.
  • Property Launched on the Market:  Once your photos and copywriting has been approved, your property will go live on the internet, social media and any other form or promotion.   A good agent will email and phone hot buyers for an exclusive Open for Inspection before launch.
  • Open For Inspection: Your property should be open for the first 2 Wednesday’s of the campaign and all Saturday’s for potential purchasers to view.
  • Offer Made or Auction Take Place: This is when a top negotiator determines the final factor in your success, the price!
  • Contract Exchanged: This may happen either with or without a cooling off period.
  • Settlement:  This is the final step of the sale process and is the day the property officially exchanges hands.  Congratulations!
